Notice of Intention to Lease Land

Wodonga City Council (the council), under Section 115 of the Local Government Act 2020 (Act) intends to enter into a new lease with Waveconn Pty Ltd for part of the land described below (Proposal) for the purpose of a telecommunications facility.

The site use is for: Installation, inspection, maintenance, construction, excavation (if necessary), replacement, repair, renewal alteration, upgrade, cleaning, operation and removal of the tenant’s equipment for the purpose of communications operations, in accordance with the Lease including the exercise of any rights as set out in the Telecommunications Act 1997 (Cth).

The parcel of land which is subject of the Proposal is the land outlined in the plan below, being the land contained in Certificate of Title Volume 11607 Folio 552 located at 1012 Old Barnawartha Road Barnawartha North VIC 3691 - RES1\PS726959.

The general terms of the lease are:

  • Rent: $16,500 (plus GST) per annum - This is a gross rent and is inclusive of all rates, taxes (except GST), statutory and building outgoings.
  • Escalator: 3% per annum
  • Term: 30 years
  • Option/s: Break dates every 5 years
  • Leased Area: 100sqm
  • Commencement Date: 2026
  • Legal Fees: To be paid by Waveconn (Capped at $2,500)
  • This offer is subject to final approval.

The council will review the feedback from the community to guide decision-making as we review the proposed lease.

Any person proposing to make a submission must do so by April 14, 2026.

A person may make a written submission on the Proposal. Submissions can be made online using the form below, by email, by post or hand-delivered to the council's offices at 104 Hovell St Wodonga.
